Position Responsibilities
This polished administrative professional will provide assistance with administrative/management duties in all areas of site management while pursuing Aeon's vision that all people have a home and are interconnected within community. This position reports to the building Property Manager
.

Responsibilities included, but not limited to:

Marketing:
• Give out rental information to prospective residents.
• Maintain accurate waiting list of prospective residents.
• Assist prospective residents in completing housing applications; see that applications are complete and process applications and verifications as vacancies occur.
• Show vacant apartments homes to prospective residents.
• Ensure marketing appointments and follow-up calls are made to prospective residents who have toured property.

Resident Relations
• With superior customer service skills, discuss and receive information from residents regarding maintenance issues and concerns.
• Collect and process monthly rent from residents.
• Issue receipts to residents for payment of rent.
• Assist residents in completing annual/interim recertification forms and process these forms in a timely manner.
• Assist Property Manager in responding to residents needs.

General Office Support
• File maintenance work orders.
• Process incoming and outgoing mail.
• Prepare correspondence, and other projects as assigned.

Skills and Qualifications:  Minimum of 2+ years of administrative support experience. Four-year college degree preferred but may substitute for experience. Must possess excellent communications skills, moderate computer skills in Excel and Word and have the ability to multi-task, prioritize, be adaptable and comfortable in high energy environment, and effectively work with a diverse clientele. Valid driver's license, reliable vehicle and vehicle insurance required.

Bilingual Resident Connections Coordinator --  Full-Time

Position Responsibilities
We are seeking an experienced and accomplished direct service professional to join our Resident Connections team. The Resident Connections Coordinator develops and implements strategies for resident stability and community building at several properties with a majority of East African immigrant families near downtown Minneapolis. This energetic and adaptable Coordinator will assist individuals and families to maintain housing, support residents’ access to community resources, and foster resident engagement. The Resident Connections Coordinator partners with the Property Management team to support the positive environment of the property. The successful candidate will frequently use written and verbal Somali language skills to provide assistance for Aeon residents who are English language learners
.

The successful candidate for the Bilingual Resident Connections Coordinator position will:

• Welcome new residents and maintain contact with residents explaining the resident services program, and offering information and support to residents wishing to access resources.
Month end financial close and reporting for rental properties, departments and other
• Identify, develop and maintain referral partnership relationships with local social service agencies that effectively assist residents to achieve their basic needs and life goals in areas including education, employment, mental and physical health
• Develop supportive professional relationships with residents that help enhance the quality of their lives, empower and encourage them in taking the steps to achieve self-sufficiency. The Coordinator must have professional experience in and passion for families and child development.
• Partner with Property Management when a resident is in jeopardy of eviction and offer referral support to the resident to positively and quickly rectify the situation. The Coordinator offers support and connection to social services, public assistance and financial literacy education.
• Facilitate resident meetings with Property Management and implement community engagement activities such as Homework Help, financial literacy, community health education workshops and social celebrations. Interpreting the Somali language is a frequent component of the position, as is working with volunteers
• Consistently track, measure and report program target progress through documentation for resident support and program improvement. Computer and technical skills are applied daily.

Skills/Qualifications:
• Fluency in Somali/English required.
• Language interpretation experience in the medical, mental health or social services areas preferred.
• Three to five years related experience working with: individuals and families experiencing mental health issues; ethnically diverse populations; people experiencing or significantly impacted by poverty.
• Experience in program development and management.
• Skilled in the following: relationship building, excellent interpersonal, verbal and written communication and navigation of the Twin Cities' social services system.
• Demonstrated experience in successfully working with diverse communities to provide culturally competent services.
• Educational background in the field of human services is strongly preferred.

Caretaker/Light Maintenance - Full-Time

Position Responsibilities:  We are seeking a highly motivated, dependable people to perform inside janitorial work, outside groundskeeping and light maintenance for residential properties.

  • Caretaker responsibilities include but not limited to:
    • Cleaning interior common areas
    • Cleaning vacant apartments
    • Vacuuming, sweeping, mopping
    • Cleaning windows

Position Summary
The Portfolio Director will report directly to the Chief Operating Officer (COO) as a dynamic member of Aeon’s operational leadership team. Aeon’s Portfolio Director will lead, develop, and manage all on-site personnel at assigned properties in addition to maintaining strong working relationships with all Aeon management peers and other internal teams. The Portfolio Director will maintain effective relationships with suppliers, vendors, and others serving Aeon.  Five to six employees will report directly to the Portfolio Director with approximately 35 additional staff aligned under this team structure. 
 
The Portfolio Director is part of Aeon’s operations leadership team. The team’s mission is to add appropriate services and structure for Aeon residents to help them create a successful home for themselves.

The Director will be responsible for maintaining the physical, financial, regulatory, and customer service performance for a portion of Aeon’s apartment homes, in accordance with Aeon’s values, vision, and mission. Other primary responsibilities include selecting, training, development and performance of all personnel assigned, either directly or through others.

Position Responsibilities      

Financial Reporting Management
• Reviews and develops annual property management plans and operating budgets
• Reviews all monthly financial reports
• Performs annual capital expenditure projections to protect and maximize assets
• Performs property budgeting and reforecasting
• Approves payments (payroll, invoices)
• Approves expenditures in accordance with Aeon policies and procedures

Marketing and Leasing Management
• Supervises leasing personnel
• Regularly evaluates market conditions and property comparables
• Implements marketing plans
• Ensures rental applications, lease forms and other documentation are accurate and in compliance with the law and established policies and procedures
• Makes recommendations to improve marketing and leasing programs

Physical Asset Maintenance and Supervision of Employees and Contractors
• Assures adherence to specifications (both contractual and per Aeon operational requirements)
• Conducts formal site inspections of building interior and exterior
• Makes recommendations for physical repairs, replacements, and capital improvement plans
• Ensures observance of safety regulations

Rent Management
• Supervises rent collection in accordance with Aeon policies and procedures
• Approves and monitors rental rate accommodations for new leases and renewals based on current market information and regulatory requirements

Customer Service
• Ensures that Aeon’s residents are appropriately served in a positive, welcoming environment

Qualifications
This critical position requires at least 5-10 years of overall experience with progressive on-site and supervisory leadership responsibilities. Above all, candidate must possess proven abilities in high-level financial analysis, property budgeting and reforecasting. A progressively successful track record in property management in either the private sector or non-profit sector is required. The successful candidate will demonstrate strong leadership and motivational abilities, exceptional verbal and written communication skills and the ability to successfully interact with a wide range of people. Proficiency in Microsoft Office and YARDI is required, or other similar industry software is preferred. Candidate must have advanced knowledge of Fair Housing Laws and regulations. Valid driver's license is required.
