Assistant Property Manager - Full-time Position Location: Minneapolis
This polished administrative professional will provide assistance with management/administrative duties to the building Property Manager. Some responsibilities include:
Marketing
- Give out rental information to prospective residents
- Maintain accurate waiting list of prospective residents
- Assist prospective residents in filling out housing applications; see that applications are complete and process applications as vacancies occur
- Show vacant apartment homes to prospective residents
- Ensure marketing appointments and follow-up calls are made to prospective residents who have toured the property
Resident Relations:
- Discuss and receive information from residents regarding maintenance issues and concerns
- Issue receipts to residents for payment of rent
- Assist Property Manager in responding to residents needs
- General office support
- File maintenance
- Process incoming and outgoing mail
- Prepare correspondence, and other projects as assigned
Skills and Qualifications: Minimum of 2+ years of administrative support experience. Four year college degree preferred and may substitute for experience. Fluency in Somali/English preferred. Must possess excellent communication skills, moderate computer skills in Excel and Word and have the ability to multi-task, prioritize, be adaptable and comfortable in a high energy environment, and effectively work with a diverse clientele. Valid Drivers License, reliable vehicle and vehicle insurance required.

Maintenance Supervisor - Full-time
Position Responsibilities: This position will supervise the daily activities of our skilled maintenance team as well as perform hands on repair and preventative maintenance. Specific responsibilities include, but not limited to:
- Create work orders through the use of a CMMS System
- Coordination of all preventative maintenance work orders
- Supervise and assign work to Maintenance Technician employees
- Inspect Maintenance Technicians work for quality and completeness
- Perform hands on repair and preventative maintenance of major mechanical and building components
- Determine material, equipment, and supplies to be used
- Transfer equipment and personnel from one project to another as necessary
- Review timecards and other routine records daily
- Coordinate/perform the installation and inspection of repairs and maintain the electrical, plumbing, mechanical and other related systems in all buildings
- Coordinate or inspect, operate and maintain the heating, cooling and ventilation systems (including boiler system) in all buildings.
- Coordinate minor and/or capital improvement renovations of existing properties
- Coordinate/perform inspections of major contract work on the electrical, plumbing, mechanical and other related building systems.
- Physical maintenance of buildings (includes inspections & reporting)
- Supervision of personnel (issuing work orders and work order follow up)
- Hands on repair and preventative maintenance of major mechanical and building components
- Other duties as assigned
Skills and Qualifications:
- High school diploma or general education degree (GED)
- 5-10 years of multi-housing maintenance experience
- Experience with Yardi is preferred
- HVAC/EPA Certification preferred
- Class 2C Boilers License
- Language Skills – ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups
- Math Skills – ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs
- Reasoning Skills - ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations
- Computer Skills – beginner experience with MS Outlook and Building CMMS
- Own basic tools
- Possess a valid driver’s license and have current vehicle insurance
- Must be able to lift/carry 50 pounds
- Must have strong people and problem solving skills, be a team player and possess a prideful work ethic

Senior Project Manager - Full-time
Aeon, a leading non-profit developer of high-quality affordable apartment homes, seeks an experienced, creative, and motivated Senior Project Manager to join our Housing Development team. Aeon is approaching its 25th anniversary with goals that include an annual housing production average of 200 units throughout the Twin Cities area.
Summary: The Senior Project Manager will lead internal and external project teams to effectively and efficiently produce quality, affordable multi-family apartment homes.
Qualifications:
- Work Experience: A minimum of 6 years of successful, professional real estate development experience desired, preferably in multi-family affordable housing development.
- Project Leadership: Must have successfully led projects through all development phases, and have demonstrable competency in feasibility analysis, political strategy, architectural design and construction, and in the overall real estate development process. Must have demonstrable ability to complete projects on time, within a set budget, and within quality standards.
- Acquisition: Must have successfully participated in real estate negotiations and acquisitions. Must exhibit an understanding of options for controlling real estate property, and have an in-depth knowledge of related legal contracts.
- Financing: Must illustrate an ability to craft housing development budgets and pro forma. Must possess comprehensive knowledge of financial risk and liability mitigation, and show competency in multi-family real estate financing and analysis, including affordable housing finance.
- Financing Programs: Must have direct experience with various funding programs, such as the Low Income Housing Tax Credit program, Federal Funds (CDBG, HOME, etc.), Housing Revenue Bonds and/or 501 c 3 Bond programs, HUD mortgage programs (221 d 4, 223 f, 202, 811, etc.), Tax Increment Financing, Minnesota Housing funding programs.
- Personal Characteristics: Problem-solving skills and resourcefulness are essential. Must exhibit strong relationship building skills, with demonstrable successes. Must have excellent verbal and written communication skills.
- Educational Experience: BA or greater preferred
